Unfortunately due to the high amount of requests we can not offer a visit into the property prior to the auction closure. If you are the auction winner or you purchase by clicking the ‘buy now’ button we offer you a free accompanied tour, if you by any reason decide not to move forward with the purchase you are only due to pay our auction locker or purchase locker fee, which is 100 Euros.
We understand that buying a house online from another country can raise some doubts regarding how secure it is. 2Italy is a registered company (P.IVA 02938490345) based in Parma (PR). We have been featured by renowned publishers, such as CNN, Lonely Planet and others. At 2Italy we cherish transparency and work to clarify any eventual doubts from our customers. When you win an auction you only pay 100 euros to lock your property, then you’ll proceed with the full payment, for this you can fly into Italy or do it remotely, if you prefer you can choose the notary of your preference to secure the entire process. We can assist you during this whole process.
Because being able to provide a credit card number means that you are a real person verified by the global financial system and gives us confidence that you are a serious enquirer and not a fake or a scammer.
The winner will be asked to pay the Auction Locker fee. Just after he/she will be contacted by our team in order to schedule a video-call to get to know each others, we think is a nice way to explain you the next steps.
After the introduction call we will explain you the different options available to conclude the sale and transfer you the property rights in a deed with a Notary (mandatory in Italy). In case you are not able to travel and do the deed in person we can represent you with a power of attorney. We leave it up to the auction winner to decide what makes more sense given personal circumstances.
Auction Locker is a fee of EUR 100,00 charged into you registered credit card to avoid auction relaunching and secure your preference at the property for the remaining of the proccess. If the property registry or payment is not possible for any reason beyond your control the process will be cancelled and the amount refunded.
We have asked an opinion to several architects and surveyors and the range is between 70K and 120K euros depending on the material and kind of project preferred by the auction winner. But no matter where you live, you can benefit from the 110% Eco-bonus and/or 60% seismic bonus, meaning you will be able to restore the house with very little money if improving its eco-friendliness and/or seismic resilience!
Yes! The Superbonus is a recent tax break introduced by the Decreto Rilancio providing a 110% tax break on qualifying home renovation expenditure paid (minimum 30%) between June 30th 2022 to December 31st 2022. The following expenditures qualify:
- Energy efficiency improvements
- Structural seismic improvements
- Solar panels
- Electric car charging stations
- Double glazed windows
RESIDENTS and NON RESIDENTS qualify for the tax break.
​Any qualifying expenditure will attract the tax credit as long as it has been paid from July 1st 2020 to December 31st 2021. You can decide to use it to decrease your taxes or pass it over to a bank or to the construction company making your house renovation costs to fall sharply!

The Italian tax year starts on January 1st and ends on December 31st
According to the art. 2 TUIR any person who, for the most part of year:
- Is registered as a resident in Italy
- Has his/her centre of life interest in Italy
- Has his/her place of habitual habode in Italy
Italian residents, regardless of their citizenship, must disclose and pay tax on their worldwide income.
Non-residents must pay tax only on Italian sourced income

The Italian income tax system is made up of 5 progressive brackets as follows

Italian VAT is structured on three main brackets. The ordinary rate is 22%, however there are two reduced tax rates of 10% and 4% on certain products/items.
Income tax payment is due on June 30th of the following tax year. On such date, if your tax return ends in a tax liability you must also pay tax in advance calculated on 40% of your past year liability, the remaining 60% has to be paid on/before November 30th.
The payments on account will be then deducted from your future income tax bill.
The tax return deadline is November 30th, employees can file an express tax return named mod. 730 which speeds up the tax refund.
New residents of Italy can benefit of few regimes depending on the new resident status. You may get 90% of your employment income or self-employment income. New pensioners can get a flat 7% tax regime on their worldwide income.
Furthermore, it is also possible to opt for a new flat tax of € 100,000 on all their foreign income sources.
